Price – There’s a long list of ingredients needed to sell your home quickly. However the number one ingredient that affects how quickly you sell your home is the right price. If you list your home at the right price buyers will come to see it. Conversely if you price your home too high few buyers will take an interest in your property resulting in your home languishing on the market for months eventually selling for less than if you had priced it correctly in the first place . Worse, it might not sell at all.
So how do you determine the right price at which to list your home? One of the best ways to determine the probable price at which your home should be listed for is an analysis of what similar properties in your area have sold for recently. What people are actually paying for homes like yours, in your neighbourhood, is the best indicator of the true market value of your home.
Unique Property
Your home is very unique which limits the number of prospective buyers making it very challenging to sell. By seeking out a real estate agent that has sold unique homes or is experienced in luxury real estate, you can improve the odds of selling your home at a price that you will be happy with.
Does Not Show Well
Your home will sell quicker if you impress them with a house that is move-in ready. The first impression for a buyer will be lasting one, so show them that your house is worth moving into so they can continue working and living without a lot of interruptions or downtime when they move. Make sure to remove any items that could be potentially disagreeable. When it does not show well It does not sell well.
Appointment Scheduling
Ensuring successful viewings is a team effort. Sometimes it is difficult to arrange appointments around your schedule. When it comes to scheduling, I coordinate with you to select days and times that are as convenient as possible. Obviously, I encourage you to be as flexible as you can, as that will enable more buyers to see your property. Weekends, in particular, are popular for viewings, even more so in the winter months when evening viewings are affected by the lack of daylight..

In The First Four Months Of The Year By Realtors®
- TORONTO, February 3, 2016 – Toronto Real Estate Board President Mark McLean announced Greater Toronto Area REALTORS® reported 4,672 residential transactions through TREB’s MLS® System in January 2016. This result represented an 8.2 per cent increase compared to January 2015.
- TORONTO, March 3, 2016 – Toronto Real Estate Board President Mark McLean announced Greater Toronto Area REALTORS® reported a record number of home sales through TREB’s MLS® System in February 2016. There were 7,621transactions reported this past February – up 21.1 per cent compared to February 2015.
- TORONTO, April 5, 2016 – Toronto Real Estate Board President Mark McLean announced record TREB MLS® home sales for the first quarter of 2016 following a strong result for March transactions. There were 10,326 sales in March and 22,575 sales in the first quarter. The year-over-year growth rate for sales was 15.8 per cent for Q1 2016 and 16.2 per cent for March 2016. For the TREB market area as a whole, double-digit year-over-year rates of sales growth were experienced for all major home types during the first quarter.
