The statistics say our market values improved by 50% over this time last year ….. numbers never lie … but they can give a false impression.
In a small market like Uxbridge, when several high end homes sell in a month, it skews the percentages ….. especially in a month where few entry level homes sell.
If we look at an average home sale for the 12 months ending in October of 2016 compared to the 12 months ending in October 2015 we see home prices have risen by 23.52% ….. so you see that while numbers don’t lie by looking at them differently we can arrive at different conclusions.
Comparing October 2016 sales to September 2016 sales dropped 6.06%, the average price rose 28.27% and the median price rose 31.15% When we look at similar numbers for 2015 we see sales rose 9.09%, the average price rose 1.21% and the median price dropped 3.25%
Remember the best way to determine the Current Market Value of your home, short of selling it on the open market, is to have a Comparable Market Analysis done for your home

This past month there were 42 new listings and 31 residential sales reported by the Toronto Real Estate Board for Uxbridge. The 31 sales represents a 6.06% decrease from the 33 sales last month.
