Are We Still Climbing The Mountain?
Driven by consumer demand homes continued to sell over the asking price in September.
The limited number of homes currently for sale combined with the steady demand for housing will continue to push Uxbridge home values upward over the short term.
There are many indicators that we have not yet reached the peak, but there are a few that indicate we may be getting close here in Uxbridge. Four deals have fallen apart in recent weeks, one just a few days prior to closing. This is the first month (September) this year that both the number of sales and the number of new listings was the same as the previous year.
Comparing September 2016 sales to August 2016 sales dropped 2.94%, the average price dropped 8.24% and the median price dropped 19.73%. When we look at similar numbers for 2015 we see sales rose 32%, the average price rose 1.93% and the median price rose 4.59%

This past month there were 52 new listings and 33 residential sales reported by the Toronto Real Estate Board for Uxbridge. The 33 sales represents a 2.94 % decrease from the 35 sales last month
